CDA charges for additional construction up by 300pc

ISLAMABAD, Dec 2: The Capital Development Authority (CDA) has revised the rates, scrutiny fee and regularization charges for additional construction in residential and commercial buildings by 300 per cent.
According to a notification, a lump sum amount of Rs10,000 with Rs50 per square-foot would be charged for without approval construction of residential, administrative, public offices, foreign missions, community facilities, utility, institutional, industrial buildings and those constructed on agricultural farms.
For any other purpose, a lump sum amount of Rs50,000 with Rs100 per square-foot would be charged for starting construction without approval.
In case of excess in covered area approved in the site plan, the CDA has started charging a fine of Rs1,000 per square-foot for 10 per cent excess in covered area and there would be no fine for excess in covered area by 25 square-foot.
For excess in the covered area up to 15 per cent, the fine of Rs1,500 per square-foot is charged and Rs2,000 per square-foot is being charged for excess up to 20 per cent in the covered area.
Similarly, the CDA has also revised the rates of fine for excess roof projecting over public land/street. For residential units, the fine has been fixed at Rs2,000 per square-foot and Rs5,000 per square-foot for non-residential buildings.
For the excess of roof up to 12 inches towards open areas in the premises of residential and non-residential buildings, Rs700 per square-foot is being charged and Rs700 per square-foot is charged for the excess of roof up to six inches in other floors.
The notification said charges of fine for construction beyond plinth (road level) without verification had also been increased and Rs15 per square-foot were being charged for the violation in residential building and Rs40 per square-foot for non-residential buildings.
