KARACHI: Building control ord notified


KARACHI, April 13: The Housing & Town Planning Department of the Sindh government has notified the rules under the Sindh Regulation and Control (Use of Plots and Construction of Buildings) Ordinance, 2002.

The rules, which shall come into force at once, contain the valuation table for properties. The rules provide that the competent authority may, on application of the owner, allow a plot to be used for any purpose other than the purpose for which it was granted on payment of fees mentioned in schedule-I.

Any building constructed in violation of the provisions of the Sindh Building Control Ordinance 1979 or regulations made thereunder may, on application of the owner and production of certificate of structural stability duly verified by the structural engineer concerned, be regularized by the competent authority under the said ordinance on payment of fees mentioned in schedule-II.

SCHEDULE-I: Fee for conversion of residential plot into commercial plot:- For the area mentioned in Category VI of the valuation table: Rs55 per square yards.

For the area mentioned in Category V of the valuation table: Rs850 per sq yds.

For the area mentioned in Category IV of the valuation table: Rs1,800/ per sq yds.

For the area mentioned in Category III and II of the valuation table: Rs3,500 per sq yds.

For the area mentioned in Category-I and A-I of the valuation table: Rs4,000 per sq yds.

Fee for conversion of residential plot into industrial plot:-

For the area mentioned in Category-VI of the valuation table: Rs275 per sq yds.

For the area mentioned in Category V of the valuation table:Rs425 per sq yds.

For the area mentioned in Category IV of the valuation table:Rs900 per sq yds.

For the area mentioned in Categories III and II of the valuation table: Rs1,750 per sq yds.

For the area mentioned in Categories I and A-I of the valuation table: Rs2,000 per sq yds.

Fee for conversion of industrial plot into commercial plot:-

For the area mentioned in Category VI of the valuation table: Rs41 per sq yds

For the area mentioned in Category V of the valuation table:Rs638 per sq yds.

For the area mentioned in Category IV of the valuation table: Rs1,350 per sq yds.

For the area mentioned in Categories III and II of the valuation table: Rs2,625 per sq yds

For the area mentioned in Categories I and A-I of the valuation table: Rs3,000 per sq yds.

In addition to the above, 100 per cent penalty for unauthorized use of plot for the purpose other than the purpose it was granted shall be charged.

Schedule-II: Fee for regularization of a building constructed in violation of the provisions of the Sindh Building Control Ordinance 1979 or regulations made thereunder.

The composition fee payable immediately before the commencement of the Sindh Regulation and Control (Use of Plots and Construction of Buildings) Ordinance, 2002, enhanced by 50 per cent to 300 per cent for the areas as categorized in the valuation table and reproduced below.

Table: For the area mentioned in Category VI of the valuation table: 50pc

For the area mentioned in Category V of the valuation table: 75pc.

For the area mentioned in Category IV of the valuation table: 150pc.

For the area mentioned in Categories III and II of the valuation table: 250pc.

For the area mentioned in categories I and A-I of the said valuation table: 300pc.

In addition to the above, where regularization of additional floor is involved, fee at the rate of Rs50 per square feet for the total area of the floors to be regularized shall be charged. — PPI
