KARACHI: Lease rates for kutchi abadis reduced
KARACHI, July 25: The city government has decided to reduce the lease rates for kutchi abadis to encourage the dwellers of these abadis to obtain leases for their plots.
The decision will bring the lease rates of the kutchi abadis at par with the rates fixed by the Sindh Kutchi Abadis Authority.
According to city government officials, the city Nazim, Naimatullah Khan, had asked the department concerned to rationalize the lease rates because the rates fixed in 1988 were not attracting the residents of the kutchi abadis because of their higher ceiling.
The Nazim had also pointed out that the rates fixed by the defunct KMC were not even approved by the Sindh government although it was a pre-requisite at that time.
The officials expressed the hope that the decision will motivate the inhabitants of kachchi abadis to get leases and help the city government earn a handsome revenue.
The new lease rates will, however, be implemented after their approval by the city council.
The CDGK Kutchi Abadis department’s district officer has submitted a memorandum concerning new rates to the city council for an approval, and it is likely approve the new lease rates in its session on July 30.
The city has been divided into six zones and accordingly Zone-I comprises Clifton, Defence, Society, Old City, PECHS, Queens Road, Sharea Faisal, Shaheed-i-Millat Road, M. A. Jinnah, Road, Jamshed Road, New Town, Kashmir Colony, Akhtar Colony, Akhtar Colony, Manzoor Colony, Chanesar Goth, Rehman Colony, Masoom Shah Colony and other adjoining areas.
The lease rates for residential plots in these areas will be: Rs 50 for 1-60 square yards, Rs 100 for 61 to 80 square yards, Rs 200 for 81-120 square yards, Rs 350 for 121-210 square yards, Rs 550 for over 241 square yards.
Lease rates for residential-cum-commercial will be: Rs 160 for 1-60 square yards, Rs 240 for 81-120 square yards, Rs 360 for 121-240 square yards, Rs 500 for more than 240 square yards.
Lease rates for commercial and industrial are: Rs 600 for up to 150 square yards, Rs 800 for 151-300 square yards, Rs 1,000 for over 301 square yards. For amenity and religious plots, the proposed rates are Rs 240 and Rs 800 per square yard.
Zone-II will include North Nazimabad, Nazimabad, F.B. Area, Buffer Zone, Godhra Camp, Soldier Bazar, Golimar, Lasbela, Garden East, Gulshan-e-Iqbal, Garden West, Liaquatabad and adjoining areas.
Their lease rates for residential in these areas will be:
Residential: Rs 45 for 1-45 square yards, Rs 92 for 61 to 80 square yards, Rs 195 for 81 to 120 square yards, Rs 277 for 121-240 square yards, Rs 520 for over 241 square yards.
Residential-cum-commercial: Rs 150 up to 80 square yards, Rs 220 for 81-121 square yards, Rs 355 for 121-240 square yards, Rs 555 for over 241 square yards.
Commercial-cum-industrial: Rs 550 for up to 150 square yards, Rs 700 for 151-300 square yards, Rs 1,000 for over 301 square yards; amenity (Rs 200 per square yard) and religious (Rs 70 per square yard).
Zone III will comprise Al-Falah Society, Drig Cantonment, Model Colony, PIB, Pak Colony, Rafa-i-Aam Society, Shah Faisal Colony and other adjoining areas.
Residential: Rs 40 for 1-60 square yards, Rs 80 for 61-80 square yards, Rs 120 for 81-120 square yards, Rs 240 for 121-140 square yards, Rs 500 for over 241 square yards.
Residential-cum-commercial: Rs 130 for up to 80 square yards, Rs 190 for 81-120 square yards, Rs 285 for 212-240 square yards, Rs 480 for above 241.
Commercial and industrial: Rs 500 for up to 150 square yards, Rs 600 for 151-300 square yards, Rs 580 for above 301 square yards, amenity (Rs 150 per square yard) and religious (Rs 60 per square yard).
Zone-IV will comprise Deh Drigh, Green Town, Korangi, Landhi, Laeeqabad, Malir, North Karachi No 1-81.
Residential: Rs 36 for up to 60 square yards, Rs 73 from 61 to 80 square yards, Rs 145 for 81-120 square yards, Rs 217 for 121-240 square yards, Rs 400 for above 241 square yards.
Residential-cum-commercial: Rs 120 up to 80 square yards, Rs 175 for 81-120 square yards, Rs 260 for 121-240 square yards, Rs 435 for above 241 square yards.
Industrial and commercial: Rs 450 for up to 150 square yards, Rs 550 for 151-300 square yards, Rs 750 for above 301 square yards, amenity (Rs 100 per square yard) and religious (Rs 50 per square yard).
Zone-V: Keamari, North Karachi Sector 5 and other, Orangi Town, Old Golimar, Shershah, SITE, Qasba.
Residential: Rs 33 for 1-60 square yards, Rs 65 for 61-80 square yards, Rs 130 for 81 to 120 square yards, Rs 195 for 121-240 square yards, Rs 355 for above 241 square yards.
Residential-cum-commercial: Rs 105 for up to 80 square yards, Rs 155 for 81-120 square yards, Rs 230 for 121-240 square yards, Rs 390 for above 241 square yards.
Industrial-cum-commercial: Rs 400 for up to 151 square yards, Rs 500 for 151-300 square yards, Rs 650 for above 301 square yards, amenity (Rs 80 per square yards) and religious (Rs 40 per square yard).
Zone VI: Residential lease rates: Rs 25 for 1-60, Rs 50 for 61-80 square yards, Rs 100 for 81-120 square yards, Rs 150 for 121-240 square yards and Rs 280 for above 241 square yards.
Residential-cum-commercial: Rs 80 for 1-80 square yards, Rs 120 for 81-120 square yards, Rs 180 for 121-240 square yards, Rs 300 for above 241 square yards.
Industrial-cum-commercial: Rs 300 for up to 150 square yards, Rs 400 for 151-300 square yards, Rs 500 for above 301 square yards, amenity (Rs 50 per square yard) and religious Rs 40 per square yard.
