ISLAMABAD, Feb 6: The government will give proprietary rights to the inhabitants of government quarters in Sector G-6 after construction of flats in place of dilapidated houses, a housing ministry official told Dawn on Thursday.
The official said some 3,956 government quarters in the sector would be replaced by over 6,500 flats. After construction of the flats, the inhabitants of these quarters would be shifted there.
He said 5,000 flats would be given to the government employees currently residing in the sector. Some 1,500 apartments will also be auctioned for private sector.
The project, launched by the housing ministry, is being executed by the Capital Development Authority (CDA) through private sector.
Deputy director of the project, Sana Ullah Aman, told Dawn that the government would earn over Rs4 billion by auctioning commercial area of the sector after its re- development. The money could be utilized for the uplift of the sector, besides establishment of parks, play grounds, better roads and streets etc.
According to the plan, the re-development of 193 acres in the sector would be completed in six to eight years. The land will be provided free of cost to the private investor, who will generate funds for development through sale of land for commercial purpose.
The private sector will develop residential facilities only on 25 to 30 per cent of land available for the purpose. However, an open area of 70 to 75 per cent of the land, around the multi-storey residential units, would be left for creating green spots. About 10 per cent of the land will be used for community facilities like schools, play fields etc.
The funds expected to be generated under the proposed redevelopment programmes are stated to be Rs5.102 billion. The expected investment on the re-development is estimated at Rs4.293 million.
According to a cabinet decision, the CDA will spend Rs40 million through its own sources for the construction of 208 flats.
Under the decision, the apartments constructed under redevelopment plan would be offered for the sale to the current occupants of government houses on easy instalments.
Meanwhile, many residents of the sector have refused to be shifted to the flats and opposed the plan for construction of apartment.
